Why I Built This — And Why I Still Do It...
I bought my first property at 19.
I made mistakes.
I learned the hard way.
And some of those lessons were expensive.
Over the next 40 years, I built a multi-million-dollar international property portfolio and helped thousands of people succeed in business — because that’s where cash flow comes from.
But wealth?
Real wealth tends to be built in property.
I semi-retired at 50… and quickly realised I missed the thinking, the analysis, and helping people make smart decisions.
So now I work with a small number of clients and focus on quality opportunities — especially the ones that never reach the public market.

What most investors don’t realise is that many of the strongest opportunities exist before all of that happens.
Before the display suite.
Before the portals.
Before the noise.
That earlier window is where disciplined investors aim to be.
Off-market doesn’t mean secret deals or insider tricks.

It’s the phase where:
- Pricing is often still at foundation level

Instead of choosing from what’s left,

In my experience, the strongest opportunities tend to appear when three things line up at the same time:

2️⃣ A high-quality developer and builder
Track record matters. Poor delivery can undermine even the best location.
3️⃣ Off-market, foundation-level pricing
Early access, stronger selection, and pricing that hasn’t yet been inflated by mass marketing costs.
When those three align, investors can potentially position themselves for:
- Stronger rental appeal
- Better long-term resale demand
- And a higher likelihood of outperforming the general market over time
There are no guarantees —
but this is the kind of setup seasoned investors actively look for.
When assessing an apartment investment, most people focus on price and finishes.
That’s understandable — but it’s rarely enough.
